As the Head of Development at HCM, Martin Kulli is a seasoned real estate professional with over 20 years of experience in the industry. With a passion for creating sustainable and innovative real estate projects, Martin has successfully led a diverse range of initiatives, from raw dirt to adaptive re-use projects. Notably, Martin has controlled the entitlement process for over 2,000 residential units, demonstrating his ability to navigate complex zoning regulations and environmental considerations with ease.

Recognized as a leader in the field of real estate development, Martin has established a reputation for his expertise in all aspects of the industry. Under his guidance, HCM has executed a number of successful projects that have transformed the urban landscape and delivered exceptional value to clients and stakeholders.

Martin attended the University of Rochester, where he earned his Bachelor’s degree in Applied Mathematics and Economics. In 2008, Martin returned to school to advance his education at the University of Southern California, where Martin earned graduate degrees in Master of Business Administration (MBA) and Master of Real Estate Development (MRED) within two years.  While at USC, Martin was elected President of the Executive Committee and named Senior Editor of the SPPD Review, while being an active member of the traveling Club Squash Team.

Martin lives in Palos Verdes with his beautiful wife, Mary Ann and two amazing young children and a giant dog.  When he is not working, Martin enjoys hiking, barbequing meats, and coaching little league. Martin is an active member in the ULI, BIA, and USC Alumni program as a mentor to enterprising undergraduates.
