Hybridge Capital Management provided JV equity for the acquisition of an off-market student housing complex in Denver, CO.
Hybridge provided 93% of the equity needed for the transaction and delivered a flexible structure for our operating partner. The Villas is located adjacent to the bustling River North Arts District, and there are over $1Billion in new developments going vertical in the property’s immediate surrounding.
HCM was attracted to this opportunity due to the ability to generate outsized returns through an operational value-add, by repositioning the use of the asset to multi-family. HCM was able to acquire a 2014-vintage asset in a great location at a higher cap rate, and benefit from the cap rate compression of repositioning the asset.
