HCM was involved with a luxury SFR development on the Big Island of Hawaii. HCM provided JV equity co-investment. The sponsorship for this development is one of the most active developers in Hawaii, with plans to build over $100MM worth of luxury SFR homes over the next three years.

HCM delivered a high-leverage, non-recourse solution that allowed the sponsorship to capture the imputed value of their land purchase and provide financing for the full $100MM development without the need for any equity brought to closing. This innovative loan structure is a pseudo-revolver, which refreshes every 18 months upon hitting various hurdles. This approach ensures ongoing financial support throughout the development process, providing flexibility to the sponsor.
